Coming Soon: Cloverland Park Senior Living

A community with 116 assisted living and memory care beds is coming soon to the northwest corner of Edmondson Pike and Cloverland Drive in south Davidson County near Brentwood.

It will include 62,000 square feet of assisted living use, 22,000 square feet of memory care use, and 65 parking spaces.

The project will be the first in Nashville for Meridian Realty, which just opened 88-bed The Pointe at Lifespring assisted living/memory care community in Knoxville. Integral Senior Living of Carlsbad, Calif., is expected to operate the new facility in Nashville.

David Ronck, a partner in Meridian Realty, likes proximity of the targeted Edmonson Pike location to both the Nashville and Brentwood markets. “The demographics of the senior population in that area of Nashville and Brentwood continue to be very strong and we feel there continues to be unmet demand in the area,” Ronck added.

Highly Anticipated Vista Del Mar Has Opened It’s Doors

After much anticipation, the newest condos on Perdido Key are completed! All 64 Units have been sold.  Vista Del Mar is the first of what should be many future developments in the Perdido Key area after an almost 10 year construction drought.

Vista Del mar was built on the site of a condominium complex with the same name which was destroyed by Hurricane Ivan in 2004.

Multi-million-dollar land acquisition completed, marking another milestone in Perdido Key’s latest beachfront development

PERDIDO KEY, FL (May 15, 2017) – The sixteen miles long island of Perdido Key, Fla. is well-known for its laid-back vibe, but progress at The Meridian has been moving along at a brisk clip since developers announced plans for the 15-story luxury condominium.  Meridian Realty Advisors, L.P., based in Dallas, Texas has once again partnered with Destin, Florida based JGM Development Group on the heels of the very successful and nearly sold out Vista Del Mar project also on Perdido Key.  The development team has announced that they have arranged the multi-million-dollar acquisition of the 300 feet of beachfront property on which the new luxury condominium tower will be constructed.  In addition, there are plans underway to open an on-site sales office in June.

Buyer interest in the luxury condominium project, designed by the world-renowned architectural and interior design firm Wilson Associates, has surpassed the developers’ expectations—and they predicted strong interest all along based on the success of Vista Del Mar, located just down the beach, the stunning architecture and spacious living areas included in the design. “We think Perdido Key is one of the most beautiful locations in the world for buyers looking for a beachfront home,” said Curt Boisfontaine, of Meridian Realty Advisors. “There is a rich history here, incredible weather and some of the most beautiful beaches in the world.”

There is also affordability. The cost for waterfront property on Perdido Key compares very favorably to nearby Gulf Coast destinations, a key factor for many buyers.

Loosely translated as the “Lost Key,” Perdido Key is tucked away between Orange Beach, Ala., and Pensacola, Fla. More than 60 percent of the key is comprised of state and national parks, preserved forever from development. Its sugar-white quartz sand beaches have been named some of America’s best by USA Today and Coastal Living.

For those who live here, it’s paradise.  And each of The Meridian’s 41 spacious residences offer unobstructed views of it all and will include very large outdoor living areas with summer kitchens, top of the line appliances and interior finishes.  Elevators with will carry residents of The Meridian directly to their beachfront residences from the common amenity level and the parking levels which will offer 2 parking spaces per residence.

The residences range in size from approximately 2,900 square feet to 3,750 square feet on typical floors. The outdoor terraces designed for each of the residences will add a considerable amount of very usable living area.  There will be 2 penthouse units each of which will have approximately 5,000 square feet of interior space and over-sized outdoor living area. Each of The Meridian residences will come with its own gourmet kitchen, spacious bedrooms and a 60-foot expanse of floor-to-ceiling windows overlooking the Gulf of Mexico and Lost Key golf course and the inter-coastal waterway. Pre-construction prices start at $1.1 million and are currently available for reservation.

The exterior of the exceptionally well designed 15-story structure is wrapped in white stucco and glass and crowned with a roof “inspired by the unique shaped of the homes in Bermuda.” “The Meridian will be viewed as a game changer on Perdido Key. The architecture and interior design will raise the bar for future condominiums on the Key.  The Meridian is intended to appeal to those that appreciate these upscale contemporary design elements and a more intimate living experience with only 41 total residences” said Boisfontaine. Shared amenities will include a beachfront outdoor pool and heated indoor pool, sauna, steam room, secluded poolside cabanas and bungalows, a catering kitchen, poolside bar and gulf-front fitness center.

The developer stated that full-scale construction will begin by the end of the year, with a target completion of late summer 2019. The company plans to hire hundreds of workers throughout the construction phase.

Leading Veterinary Specialty Service Provider MedVet furthers its expansion into the Dallas Market in Partnership with Meridian

Dallas, Texas (May 8, 2017) — Meridian Realty Advisors, L.P. (“Meridian”) has partnered with MedVet Medical & Cancer Centers for Pets (“MedVet”) to expand MedVet’s emergency and specialty veterinary services available to the pet owners and veterinary community of the Greater Dallas area.

MedVet, a leading veterinary specialty healthcare provider operating 15 locations across the country, is expanding in the Dallas market today as the result of a new real estate partnership with Meridian. MedVet began operations in the Dallas area in December 2016 with the acquisition of Emergency Animal Clinic, Inc. and most recently, Veterinary Medicine Specialists of DFW. “Our goal is to provide MedVet’s well-known emergency and specialty expertise and highest quality of care to local veterinary practices, pets and their families,” said Dr. Linda Lehmkuhl, MedVet’s Chief Medical Officer.

When Meridian founder Curt Boisfontaine’s 5-year-old Rottweiler, named Tutt, was diagnosed with terminal cancer, he became determined to build a state-of-the-art veterinary specialty and emergency care hospital in central Dallas. “Dallas has veterinary specialists, but they are scattered about. There is no true specialty hospital in Dallas proper with all of the specialists working together under one roof. This new Dallas project will be a comprehensive emergency and specialty healthcare facility for the patients in the Dallas market.” said Boisfontaine.

After researching the veterinary specialty healthcare industry, Boisfontaine found an opportunity to partner with MedVet, a company focused on providing compassionate and comprehensive healthcare. “We determined that from a real estate and transaction structure perspective, there could be many similarities between our housing and healthcare business for humans and the veterinary medicine world. We created a way to utilize our real estate development experience to bring advanced healthcare for companion animals to Dallas. MedVet will be an exceptional operating partner for us.” said Boisfontaine.

Meridian organized Texas Veterinary Specialty Hospital Investors, LLC to develop and own the approximately 38,000 square foot property located at Central Expressway and Northaven Road.  MedVet will be the tenant under a long term lease arrangement. M+A Architects, headquartered in Columbus, Ohio, has been selected for the project’s design, construction documentation and construction administration.  Construction is expected to commence in Q4 2017.

MedVet plans to begin operations in its new 24-hour hospital located at 11343 N Central Expressway, Dallas, TX 75243 in Q4 of 2018.
